Florida NNN Properties see slight increases in Cap Rates but More may be Required

If you are a Buyer of Florida NNN Properties proceed cautiously. Interest Rates are High, and Cap Rates are Low. There are more interest rate hikes on the horizon. Several of my high-net-worth investors are waiting a few months to see if Florida NNN Cap Rates increase.  Some Institutional Investors are offering portfolios for sale and others are waiting to buy when the price is right. When a Billionaire investor tells me that he’s buying US T-Bills rather than the Florida NNN properties I found him, I totally understand. Holding paper money in a high inflationary environment has its risks too. They could print a lot more.

The good news is that Florida NNN inventory levels are rising. New Commercial buildings are going up all over Florida.   There is a lot of money on the sidelines. Now is the time to prepare and be ready when you meet a motivated Seller.
